Hi,

My name is Tom Cafarella and I am an experienced investor located in the Boston market. I've done over 500 deals in the past 5 years in Boston and am looking to expand to markets outside of Boston.

I originally wanted to travel and set this all up myself, but I have 3 and six month old kids and just can't travel much at this point in my life.

Because of this, I am looking for motivated individuals in other markets who I can partner with. I need boots on the ground in markets across the U.S. to implement my systems that have allowed me to dominate my local market.

The system I use has allowed me to close over 500 deals over the last 5 years. I’m currently generating enough leads to close ten deals a month consistently in Boston.

I’ve rolled this out to a few other markets with great initial success, and now that I know the system works outside of Boston, I’m looking to expand as wide as possible.

Put up bandit signs...get them ripped down

Try getting your website ranked for keywords ..get no leads

Do google pay per click, pay $200-$400 per lead Mail a list that "nobody else knows about" get appointments with sellers that are meeting 10 other investors How do I know these things...

Because I am a Boston based investor who does over 100 fix and flips every year. I've tried every marketing method under the sun and guess what?

Only a few things work really well. And out of those that work really well, you need to do them right or your cost per lead will be too high for you to make any money.

Your maximum cost per motivated seller lead NEEDS to be under $100 per lead or you can’t make REAL money. I spend over 10 yrs developing my lead generation machine that guarantees that I stay under the magical $100 per lead mark.

And since this machine works in any market and I don't buy houses outside of Boston I am now rolling it out to 1 person in every geographic market. It's time for me to give back what I've learned over the years(and ya I will be making money off this too. I'm not that giving)...... :)

Buying properties off the MLS is dead - we all know that.

Everyone knows that as investors we need off market deals in order to have a chance at getting a great deal.

The problem is that finding and generating high quality seller leads has become more and more difficult as more investors pile into the off market space.

If you’ve ever shown up to a seller appointment and seen a stack of mailers from 10 different investors you know exactly what I am talking about.

In order to survive in today’s highly competitive market we can’t do the same things that everyone else is doing or else we will end up competing on the same deals that everyone else knows about.

We will fully train, support and teach our systems that have allowed us to dominate the Boston market. My team had originally wanted to travel to these markets ourselves, but given that I have two young children(3 years and 6 months), this is not currently possible.

The idea candidate would be willing to follow our systems, be coach-able and willing to work hard.
