I fully understand the situation you have presented and have thought about it myself, however I do not think it gives you an edge. I would guess the bank doesn't care who it's redeeming from and they would just pay their lawyer to get it done. With that being said if you bid a high enough amount where it makes sense for you financially and it doesn't make sense for the bank to redeem you may be on to something there. Unless it was a smoking deal I wouldn't want to tie up that much capital for 6 months. I don't think it's a bad idea to contact the bank during their redemption period to try to purchase from them.

I grew up in a small village in Alaska called Togiak and lived there until I was 10. My parents were teachers. I moved to small town Wisconsin when my parents decided to retire and be closer to there family and where they grew up. I moved to Minneapolis after I graduated from college for my first big boy job because it was where most of the solid engineering jobs were. I transitioned into real estate full time a little over a year ago. Besides the winters, it's a great place to live.

For me seeing my friends and family on a daily basis is the most important so I plan on hanging around the twin cities for the long term.

@Account Closed I handle the process slightly unconventionally, however this is my process:

1. I send out a link to every group that wants to apply (Free via RocketLease). I ask for proof of income to be attached to application. I do not collect an application fee. 

2. I pick the most qualified group based on pre-set criteria and send them a background check link (via BP's affiliate service). They pay the $30 of so dollars direct to the company and I get the report emailed to me within 24 hours. If they pass the background check we sign the leave and collect security deposit. If they don't, move on to the 2nd most qualified group and have them do a back ground check.

This is how I decided to handle it. I enjoy having zero paperwork (lease is e-signed) and file management is easy. If you have questions, feel free to ask.

@Jon Loca I recently had some plumbing work done at my tri-plex in the uptown area of Minneapolis and I paid $100 per hour. I got three bids and all three people had a different idea on how to do it and their prices were quite different as well. Always get 3 bids.

@Ken Taté I would say St. Paul is one of the top places to house hack in the Twin Cities Region from a purchase price to cash flow stand point. I decided to house hack in the uptown area of Minneapolis, because that is where I wanted to live. Best of luck!

A couple things to think about:

1. Could you attempt to resell for a slight loss right now if you found the right buyer? Maybe fix only a few items to make it more marketable. 

2. I would evaluate my rental budget and try to tie cost to how much it will raise the rent. Do you have to remove the chimney? Do you have to re-wire? Can you leave some or all of the old wiring and ground each outlet at the outlet itself?
