Welcome to BP and thank you for sharing your story. Lake Minnetonka is my favorite spot to be in the summertime. Two years ago my friend rented a house on Halsted Bay so we kept our pontoon their all summer and spend many evenings at Lord Fletcher's. I'm a Real Estate Investor/Agent based out of Minneapolis. Last summer I did a large remodel project in St. Louis Park. My tip would be to start attending all the local real estate investing networking events. I would talk with a lender regarding the VA loan program. I believe they have very low down payment options and they will be able to tell you what your purchasing power is.

@Dennis Jayy  I'm aware of who Calhoun Ventures is. I've had quite a few conversations with Dave (affiliated with them). I have not purchased any properties from them yet, however if the right deal presented itself, I would buy from them.

@Ryan Nichols the meet up event hosted by Pine Financial called TCREI (twin cities real estate investors) is usually held the 2nd Tuesday of every month at 6pm at Grumpy's in Roseville. The monthly MNREI meetings are usually the first Tuesday of every month. You can find their calendar of events here: https://www.mnreia.com/Calendar.aspx

I was very disappointed when the Irish lost the basketball game to Kentucky, however I'm a Wisconsin sports fan and was lucky enough to watch that game in person.
