Post: Do Title companies do double closings???

@Greg Olson @Travis Sperr I know an attorney in the twin cities area that has done dry double closings. Travis, can you provide evidence that is for sure illegal? I'm very interested because I've heard that it is and is isn't but never seen proof.

@Munira Hassan A couple items come to mind:

-Is the property on a busy street?

-Does it have a full basement?

-Is it in a flood plain?

-When will you have to repair the big items? (roof, electrical, plumbing, driveway, etc.)

-Does it have a garage?

These are a few items to take into consideration. Best of luck on your home search!

Minimum 25% return on capital (I try to find equity plays in rentals to hit this goal), no war zones and I prefer the properties to be 1950's+

I would make sure you are 99% confident in your repair budget. 10K goes very quickly. I probably wouldn't do this deal as it looks like it wouldn't meet my cash on cash return goal. Did you include utilities into your calculation (water/sewer), lawn/snow removel, capX, and repairs into your rental budget? Does this meet your investing goals?
