@Pete Sailhamer I'm trying to think of solutions to your problem. Is there anyway to have him put a lien on a different property you own to secure the financing? Is there a way you could do some type of joint venture agreement where he keep 10% in and then he gets a % of the profits from the building and when he's paid in full his ownership percentage disappears? @DuWayne Jones I would make a quick phone call to the county and ask them. I'm guessing the sale happened before it was recorded electronically. The county may even be able to provide you with the exact year they started entering sales into their system.

@Account Closed I'm a local investor from Minneapolis. There are a lot of different ways to finance rental properties and the best one may depend on your situation. You can put around 20% down and buy with traditional financing (cheap 30 year money). Some investors buy/fix/rent/re-fi into long term financing. Some investors use commercial financing (closer to 5% IR and different terms). Some investors use seller financing. Some use private financing.
