I would 2nd @Marc Jolicoeur  comments above. In addition, I would say a great way to acquire a mentor would be to bring them a deal. I would guess most investors would be happy to mentor you in addition to paying you for bringing them the deal. The only hard part may be finding this deal!

I would search for online for Mankato real estate meetup groups. It's awesome you are starting your portfolio at such a young age. Best of luck starting your investment career!

I'm now based out of Minneapolis, however I lived in WI for many years and recently took a trip to beautiful Devil's Lake! I have a friend who is a Professor at a college in Lacrosse who also recently started building her rental portfolio there. Best of luck re-starting your investment career!

I would recommend attending local real estate investing meetings to network with investors currently doing deals in our market. Send me a PM and I will pass on the meetings I attend on a monthly basis. In order to ensure your cost estimations are accurate I would get actual bids during your inspection period.

I echo Geoffrey's comment about checking with the county. I can't remember ever seeing a property that was sold 7 times in 14 years.
