@Francis A. I'll give you a quick run down on the closing costs from a duplex I purchased for 250K:

Loan origination charge: $750 (this may be 1% of the PP, however we went through a credit union on this one)

Appraisal fee: $275 (I've seen this fee go closer to $600 on some purchases )

Credit Report: $11

Tax Service Fee: $70

Flood Cert: $9

Title Services and Lenders Title Insurance: $1,520

Owners Title insurance: $271

Government Recording Charges: $92

Transfer Taxes: $519

Your pre-paids and taxes will depend on how you set it up.

I believe this is all. Cheers, Sawyer

@Donovan Carson Welcome to BP from a fellow Minneapolis investor. Cash flowing in those areas on a 15 year note may be challenging in this market, but not impossible. Best of luck as you build your business. Cheers, Sawyer

@Andrew B. Welcome to BP! I'm an investor based out of Minneapolis. I bought my first triplex to house hack at the end of 2013. Very happy I did it. Let us know if you have any questions.   Cheers, Sawyer

@Brian Gorman Welcome to BP I would consider "house hacking" for your first purchase as well. Search it on BP and there will be plenty to read. Also I would look into low down payment options so you can buy sooner!

@Pavel Sakurets I would start the night off by having dinner at Burch Steak and Pizza Bar. It's probably my favorite restaurant in the twin cities area. Get the Japanese Kobe Beef. You will not be disappointed.
