For single family, I would most likely not buy without a garage unless I could include the building of one into my plan. For multi, if there is no option for a garage I would still buy if the numbers were right. If I could build a garage I most likely would to try and attract higher end tenants and/or increase the sell-ability (not to try and get an awesome ROI on the $15,000 investment).

I own a tri-plex in the uptown neighborhood. I would lean towards building a garage. This may attract more interested owner occupants that may pay more for the property than an investor would. Also, I would think you could rent out the garage for at least $75 per stall. I would say there is a good chance you will get your money back and it should be much easier to sell (I'm an agent as well).

@Munira Hassan Welcome to BP! This is an excellent place to spend time learning about real estate. My advice would be to never quit. There will be times when things are not going your way and you feel like quitting. If you do you will most likely regret it in the future.

@Andrew Payne Welcome to BP! I was a manufacturing engineer for 3 years before going into real estate full time in 2014. I've heard of people financing the property and buying with title in personal name then quick deeding property to LLC afterwards, however please consult an attorney as I am not one. I have a 2 million umbrella policy to protect me from liability. You may want to look into this as you build a business. It's cheap. Best of luck building your business. I would recommend getting your license 2-3 months before you decide you want to start looking for your first home (assuming you plan on buying future investment properties). Most likely the commission you make on your home purchase will pay for all the fees/classes. Essentially free education that is important to know if you plan on investing in real estate.
To piggy back on Todd's comments: I would try to work with an agent at your office that actively works with investors on your first purchase to help you learn the ropes.

I would agree with everyone's comments above as a member of MNREI. I think it's worth it because even if I get 1 deal or build 1 solid relationship with another investor it will pay for itself tenfold.
