Hello,
I'm looking for my next project in the twin cities area. I'm looking for single family homes up to 4 unit buildings within the metro area. We offer around 75% of ARV less repairs/remodel for our projects. We have cash and can close quickly. Please add me to your buyers list or send deals to me at [email protected]
Cheers!

Yes, foreclosures are public information and the county should provide you with all the necessary information you need. Look for 2nd mortgages and other liens on the property that could affect the total payoff. Communicate with the county if you plan to redeem as they will inform you of their process.

I use a local Insurance Broker out of Minneapolis for insurance during the remodel phase. Typically it seems to be about twice the price of normal home owners, but since it's short term and I haven't found any other options this is what I have settled with. If you want to get a bid from my guy, send me a PM and I'll send over his contact info.

I would make sure to get 3 bids, check out their current/past projects in person, and do all the other due diligence necessary before hiring anyone (criminal/civil record, insurance, etc.). It's hard to find good contractors these days at a fair price because their is a lot of work to be had. Best of luck.

Awesome. Cool business to get into to. My tri-plex is close to the corner of Lyndale and Franklin.

Welcome to BP!! I bought an owner occupied tri-plex in Minneapolis a few years back. Let me know if you have any questions. What type of small business do you own?

I do my own accounting for flips, however I've heard that Calhoun Booking does a lot of rehab deal accounting and have fair prices.

Welcome to BP! I would recommend attending the local real estate meet up groups to network along with being active on BP. Feel free to send me a message and I will send you information on the different groups.
