Hello, 

I'm looking for my next project in the twin cities area. I'm looking for single family homes up to 4 unit buildings within the metro area. Yes, foreclosures are public information and the county should provide you with all the necessary information you need. Look for 2nd mortgages and other liens on the property that could affect the total payoff. Communicate with the county if you plan to redeem as they will inform you of their process.

 I use a local Insurance Broker out of Minneapolis for insurance during the remodel phase. Typically it seems to be about twice the price of normal home owners, but since it's short term and I haven't found any other options this is what I have settled with. If you want to get a bid from my guy, send me a PM and I'll send over his contact info.

 I would make sure to get 3 bids, check out their current/past projects in person, and do all the other due diligence necessary before hiring anyone (criminal/civil record, insurance, etc.). It's hard to find good contractors these days at a fair price because their is a lot of work to be had. Best of luck.

 I do my own accounting for flips, however I've heard that Calhoun Booking does a lot of rehab deal accounting and have fair prices.
