I'm thinking about purchasing a lake house in North Georgia as a short term rental....I want to diversify some and have 8 SFRs and a duplex right now. My mom rents out her beach condo and it's booming right now. Any advice with the current state of the market with STR vacation homes? Good or bad time for entry? Any info would be helpful. TIA!

I was searching but couldn't find the right spot. I went to the Georgia State Circuit Court website and of course my county is one of the only ones who isn't electronic yet. Any ideas on how to get around that?

Have you reached out to a local real estate agent? Preferably one that invests themselves? They will have the local knowledge needed for you to get started!

Welcome and good luck on your journey! I am glad you decided to educate yourself beforehand, but the best education is actually doing it. Simply ask the agents that you contact if they own any rental properties themselves. They will probably ALL say they work with investors, but working with them and actually owning them are two different things! Good luck!

If you could do that then none of us would have jobs....you can’t “represent” a client and you can’t define the type of agency between you and and your client without you being licensed.

Do you have an agent? Ask them to set a closing date for you....they want the deal to close too because they won’t get paid until it does.
The seller scheduling a code inspection right before closing seems so odd to me.
