I can definitely see where you are coming from, my wife and I went to see this duplex with two incredible older tenants paying undermarket rent, we ended up walking away from it as we don't have the stomach to owner-move in and kick out either one of them..
And I don't know anyone is feeling the same way, I think subsidized housing is the less of two evil over rent control, for both tenant and landlord..
And in the ideal world, everyone gets more tax return when less people apply for section 8. I guess I blame the game but not the players..

I think "house hacking" involves "being an landlord", but is more than that, ie most landlords don't live in the same property with the tenant but house hackers do..

@Farakh Zaman. If I am in your position, I would probably get in with a cash offer first, then refinance later. A cash offer should give you an edge over others

Hi,
Does seller financing have any credit requirement? I understand seller will have terms that require specific down payment, rate and term length. Do they also assess credit and debt to income ratio like a conventional loan?

It's interesting that a closing date in the far future can work as lease option as well, I have never thought of that. But can you operate an investment property during that period you are waiting to close before title transfer? I assume a lease option allows ones to operate and collect income from the property during the leasing period?
