Post: 1031 and lease option?

hi, 

If the seller doesn't want to wait unit the 1031 exchange (the selling of the 1st house before buying 2nd), can a buyer use the lease option to secure the deal before the 1031 take place? 

I know there's some strict restrictions on 1031,just dunno the lease option will violate them.

Hi all,

I am new here at BP, just finished reading Brandon Turner's "7 years" book, and am super interested now to sell my duplex in CA and buy an apartment complex in a much cheaper market for greater cash flow. 

Any advice/lesson learned/suggestion from those who have made the jump? I am curious on how different it is in terms of property management, lending, tenant screening, maintenance, utility, etc...
