@Megan Greathouse, great information, thank you. Yeah, we’ll want the numbers to work either way so it could be interesting to start with short term then move long term if needed (might have to deal with the reclassification though).

My wife and I have been looking into doing some BRRR's in St. Louis and heard a podcast where someone started that route intending it to be a long term rental but ended up doing short term rentals (AirBNB, and also happened to also be in STL) and were making substantially more off the property (but the numbers could have still worked as a long term rental). Anyone in STL currently doing working that angle in STL and want to share knowledge?

We are current business owners in the software world and going it alone, it's lonely out here!  It seems most of the business owners in our genre keep to themselves, so would rather be a bit more social with this business offshoot.

That's a great way to learn! I worked for a guy in Springfield, MO that was expanding leaps and bounds. Started off with SFH's and moved into a six-plex, then apartment complexes. I am getting started slowly myself with a SFH in South City, but intend to start working some BRRRR's next year. (waiting on a seasoning period to cash out refi to get the process started)

I'm a big fan of Ridgid cordless tools for their warranty, lifetime batteries! I've trade mine in 2 times thus far, no hassles... just walk in with a dead battery and walk out with a new one, no charge.
