Kyle, you know your stuff! I won't forget that when we are ready for our LTR's here (currently in STR mode out of state). Very good description of the different areas, and spot on with the Delmar Divide. I was a police officer in North STL Co, so familiar with the different areas up there. Very specific pockets of which I would invest in, Overland, St. Ann, Vinita Park, etc... probably making up the NE corner for my interests. It's certainly hard to define for folks not familiar with the market.

STL guy here, happy to talk with you about areas that you are interested in. STL is tricky, can vary wildy over a short distance. We'll be investing in LTR's here in STL shortly, but our first investment was a STR in Florida utilizing a vacation home loan. We plan to diversify with LTR's in the STL area.

I see the thread has been revived, might as well update what we ended up doing. We look all around MO and came close to buying a house on Lake of the Ozarks, but decided to buy a STR in Florida instead. Ultimately, took a trip visiting cities in the Panhandle and really liked St. George Island, so we bought a house there. Finished it off < 2 months ago, and it's picking up speed slowly but surely: https://www.vrbo.com/2481347

Welcome to STL, and congrats on your purchase! We live in Manchester and deciding between short term rentals and long term rentals, ideally STRs that could also work as LTRs. :-) I haven't attended any REI meetups, so will have to let others comment on that.

Hi there, love seeing some social REI activity in St. Louis. Small business owner here looking to diversify into some rentals. I have experience, but haven't owned any personally... my parents have 6 doors that I have helped out with over the years, and they are looking into ways of moving them over to me. Looks like the smartest way to go about it would be to just take over the management aspect so we don't have to deal with any transfer/tax issues.

I'm also interested in going after some boat/rv storage and have been looking into that around STL, but running into issues finding suitable land, and even more issues with planning and zoning.

We are seriously considering it, but don't have one yet.  We just stayed at two AirBNBs, both in Chattanooga, TN, one on the way from Orlando to STL, one on the way back.  The first was a cabin, 1 night, 1 bedroom and a pull out couch for the kids.  $300/night after cleaning fees, etc.  Wasn't worth it in the least, wasn't very clean, had Walmart plastic blinds, nearly all broken, etc.  The second was a house built in the early 1900s, hardwood floors, cool decorating, 2 bedrooms w/ bunk beds for the kids, almost $350/night and was totally worth it.  That one really felt like a south city brownstone type design in the STL area, I could totally see doing something like that up here.

Land Reutilization Authority (LRA), and they typically in rough areas of North St. Louis City.  https://www.stlouis-mo.gov/government/departments/sldc/real-estate/lra-owned-property-search.cfm

I have found a few properties in the suburbs of St. Louis, MO that would be excellent candidates, but most were residential.  Even if marked as commercial, getting it zoned as a storage lot seemed darn near impossible when I talked to the county.  Are others seeing that in their areas?  Are you going more on the outskirts of town where zoning laws are easier?
