Glad to see lot of inputs on Tulsa Area. I was driving by last month and noticed lot of construction happening in Bixby area. I even saw new single family Rental community near bixby downtown. I guess that means, there is healthy demand for rents in the metroplex.
I am curious if there is a city or few Zip codes within Tulsa, Broken arrow, Bixby, Jenks and Owasso, that is preferred by prospective tenants ? Also, it will be great to get feedback on relative risk from tornados and floods, for the above cities. Any thoughts are welcome.
I'll bet my favorite Tulsa super-agent, @Tom O'Stasik, could answer your questions!
I sent a DM 👍🏻

Hi All,
My team is expanding in Tulsa Oklahoma this year. I’m seeking to add 50 duplexes (preferred) or 100 total homes to our portfolio this year. If you know anyone who may be willing to sell their a portfolio, I’d be happy to pay a finders fee or even work out a percentage of our deal for you.
If you own duplexes in tulsa and would like to sell 1 or two of them or 10, I’m open to that as well.
Looking forward to hearing from ya!

Hi @Sunny Karen,
Truth be told, cash flow is tough to find these days in Tulsa. Your best bet to find cash flowing deals are either off market, or a BRRRR strategy. Anything on the positive side right now is good. You'll want to be certain on your rents though. If you're holding out for more than $200 a month cash flow, you're going to be on the sidelines for awhile.

Hi Erika,
I'm an investor/agent in Tulsa. I work with investors of all kinds to help them build out their portfolios in the Tulsa market. A lot of those times it's working with and mentoring newbie investors. I'd be happy to setup a call with you if you'd like to discuss.

Independently, I have been looking at Oklahoma as well (OKC and Tulsa) but I learnt that the home insurance prices are the highest in the US, even more than Florida which is notorious for high insurances.
How do the investment returns work with home insurances even higher than the property taxes? I'm sure there's something that I'm missing.
This misconception comes up quite frequently in my conversations with out of state investors. I'm not sure where this information is coming from, but this narrative is false. The only extreme insurance I've seen is for land that is in a flood zone.

Hello BP,
I am currently an undergrad student with 2.5 semesters left (Finance Major RE Minor) I have read many books and have listened to many podcasts on RE investing so my mind has been set to do this for a while now.
I plan on investing long-distance eventually but am looking to move to an area that has a strong RE market that I can invest in sooner rather than later, and lots to offer for young people. I have done plenty of research and taken multiple "Which city should I move to based off personality" quizzes and get different answers every time.
I am going to house hack as soon as I can, and want to start in wholesale and eventually move into rental properties.
Does anyone have any suggestions?
Also, no California or New York or anywhere where the cost of living is on the outrageous side.
Thank you so much.

No that’s not true. You can buy Oklahoma real estate for living in or investing without living in Oklahoma

Hi Erik,
I'm an investor/agent in Tulsa. I'd be happy to connect and help if I can. Sounds like the next move should be another house hack with as little down as possible
