Thank you for the suggestions I will check them out. Ive tried Turbo tenant for my last two and it has simplified it a little.

@John Warren Some I do post on MLS, but I like to meet all applicants before recomending them if possible and I would rather keep all the commision. lol. Mls showings are minimal in my area and Mls actually makes it harder for me to keep track and schedule because requests come from all over the place and alot get lost in the shuffle with other calls, texts and emails.

I am an agent and trying to find an off market buyer for a large commercial/apartment building for my broker. They own it. What is the best way to find a potential buyer without listing it on the mls. I have posted on a couple local investor fb groups. I am acting more as a middle man. If I find someone. They will handle the rest.

I'm a realtor,  I currently use zillow rental manager for most of my clients properties.  I just do the leasing. I'm trying to see if there is something better for communicating.  

When I only have 1 rental and the rental market is hot and it's rented in a week Zillow was good. Now that my client list is expanding and rentals aren't going as quick I need something to organize better and that goes out to more than 3 sites.

I use Follow up boss but I'm trying to keep the rental side separate because I lose track of a lot when combined.

Any low cost or free programs that meet my needs? I just signed up for turbo tenant but have not tried it out yet.
