How do you maintain cash flow after a cash out refi for a rental property? Does the increased principle balance significantly reduce the monthly cash flow? How do you work that value into your initial pro forma when running the numbers on a property?

It's just that it is the cheapest property in the area. The comps on the street start at 700k.. Lots of potential..😬

Newbie here -I am trying to run the numbers on a currently gutted property. It needs everything. What resources can I use to estimate the required rehab. The property is 1129 sqft and I would also like to add at least 1000 sqft during the renovation. 

Any info is appreciated.

Hi Monica - here is an application which can utilize GPS with the paid version. You can assign tasks, create shifts, roles and hourly pay. It also can integrate with Quick Books.   I am not a property manager and I don't have any financial interest in this company but I do find it helpful.
