I have seen it happen recently, but usually only with realtors that severely overprice the home by not using comps correctly and understanding those comps.

@Daniel J. Congrats on reading so much of BP, considering, and learning about RE.  It is a beautiful thing.  

I'd recommend sticking with your current job if you are still satisfied with it.  Work on ways to look for the deals and spend some time networking with other successful investors and just talk to them about it. Turn investing into that other part time job, so that eventually you can have another stream of glorious passive income.  

Great on you for writing this Anson Young! This is a very important part of REI as a whole and can be overlooked.

Congrats on deciding to do this!  This is something that not everyone is doing and there is far less competition to it.

The best advice I've came across is to just do it and stop thinking about it.   I like to set a goal for number of appointments/visits and go until then.  Writing down bullet points of points you want to accomplish will help you more than an actual script because you won't sound robotic.

As far as finding a deal networking around the facebook and meetup groups can help you meet people that will find you deals to save you tens of thousands of dollars
