I do not believe there is any law here in Indiana that states you can't. (I'm not a lawyer) It just depends if it is considered brokering which technically wholesaling is "assigning" not brokering. However, there is a line that you are playing with. I have a link that I'll send you here in a minute that I got from someone on the subject. I'm actually looking into getting into wholesaling as well and I'm in Fort Wayne so we can keep in contact and update each other on findings, techniques, or whatever really. I'

Hello BP, In the case of wholesaling why wouldn't these sellers just go to real estate agents in the first place? Also, I'm assuming wholesale deals only work with cash buyers? Am I correct in saying that? Thanks,

Hello, Quick question to the bigger pockets members. I am new to wholesaling and was trying to get some info. Can I put a property under contract without a buyer on hand? Doesn't the seller want their money once I buy? How do I buy the property without actually buying the property? How does that all work? Thanks in advance,
