Winter Garden zip code is 34787. 

WG is booming right now.  Sellers are listing their homes on Zillow w/o a realtor and going to contract within days.  If you're looking for a deal you're going to have to look real hard.  Even properties that need massive amounts of rehab are being bought quickly.  The only deals I've seen are the cash buyers getting the properties through the Orange County Clerk of the Court online auction of foreclosures and those are few and far between. I'm a licensed contractor and grew up in the historic part of town and still live in the same neighborhood after over 30 years.  Send me a colleague request.  Take care and good luck.

Welcome to BP.  If you haven't already started listening to the podcasts I highly recommend it.  They're nearing 200 episodes and there's enough priceless audio education in there to fill 100 CD's.  

I am a licensed residential contractor, born and raised in Winter Garden. I know of 5 houses in prime area of WG gone under contract in the past 2 weeks w/o ever seeing the MLS. I tell every investor on BP active in WG that I will do free home inspection for your potential investments w/ 48 hrs notice in WG city limits so the same offer goes to you as well.

Not to toot my own horn but I'd like to think that I'm an investor friendly GC.  I try to go in and quote jobs the way I would do them if they were my investments.  I produce multi line item pricing with what I consider non-negotiable items at the top and options at the bottom and everything in between listed in order of what I would consider to be the priority.  In addition to writing up bid proposals that can serve as a functional scope of work I try to self perform as much as possible with my own in house tradesmen in order to stay aggressive on the pricing.  Until the day comes where I have people standing in line for me to build their custom homes I figure repeat business with investors is the next best thing.  I would be honored to be considered for a role in your team.

@DeAndre Strong - welcome to BP and Orlando area.  I live in Winter Garden.  I love the area.  I grew up there and have enjoyed seeing it blossom over the years.  I'm a general contractor who's also interested in real estate investing but I'm mostly preoccupied with getting my own contracting business off the ground so if you want a licensed contractor to ride shot gun with you when you get to the due diligence stage I'll help you out with home inspections totally free of charge for in property in Winter Garden.  That way I get to trade my knowledge and services for exposure to investor deals which I can learn from towards my own future RE goals.

I'm a contractor.  I live and work in Winter Garden.  Are you looking to gain experience in remodeling and renovation?  Maybe you are thinking more along the lines of administrative type work? Where do you see yourself in 5 years?

I would shop eBay for a 1980's era diesel Mercedes Benz.  Look for one around 100k miles to 150k miles.  They are indestructible and have so much character and class.  They can be easily converted to burn WVO if your interested in that.  Properly maintained they can easily last a half million miles.  They are considered a modern classic so it can actually appreciate in value as you own it.  They shine up really well when they have original paint due to the high quality of the luxury factory paint job.  With a lot of just old fashioned elbow grease you can make a 1984 Benz look better than most new cars.  

The alternative would be a 1991-1997 Honda Accord with less than 100k miles but it will never shine.  The paint on those cars actually fades in the sunshine.  

If I needed a truck in that price range it would be a 1980-1996 Toyota with less than 150k miles but good luck finding that.  

If you have specific questions about any of the cars I mentioned feel free to ask.  I have spent a lot of time (years) watching the Mercedes & Toyotas on ebay.
