Thanks, Jonathan. Is there a standard STR agreement? I know the realtors have standard agreements for buy/sell offers…

I own a single family home in The Villages and would like to rent it on a short term basis (likely weekly or monthly).  I'm looking for a resource to help drafting an appropriate rental agreement for this scenario.

The home is furnished. No golf cart, bikes, grills offered. The home is owned by a Florida single member LLC.

Any guidance is welcome.

I’ve been looking at The Villages in Florida with the same question.   I concluded it can cash flow on a cash purchase, but the return on invested cash will be nominal.  Cost of the property vs. rental rates are too tight.  Buying at the right price / time could provide a return on appreciation.

I still may do this as a vacation home… short term rental should pay the operating cost of the home while giving me a place to visit a few weeks in the winter.
