Ive gotten more response from short, handwritten notes, than I have with typed letters. Good advice.

So Sunrocket up and closed its doors yesterday without warning to customers what-so-ever. They are refusing to refund my 8 pre-paid, unused, phone months as well.

If anyone else is in that position here, please pm me.

At the same time, the work has been done for you. (the rehab) You swoop in and take the home sub2 its payments, and lease option it. Assuming its a standard 3/2 type home.

Just tell them exactly what you are, and what you want. It doesn't have to be overly "wordy". Most of those guys are going to know exactly what you are, and don't need to be persuaded by words. Remember, there is potential profit involved. :)

Mention you are wholesaler, and you need buyers for your properties. Give your name and a number, so they can call you.

Get a notepad and a nice pen, and have it ready to take down their info. This notebook is going to be your buyers list. (Use it only for that, and don't separate the pen from the pad)

Setup your notepad. Make columns for their name, address, email, phone, and what types of properties they are looking for. Take it everywhere with you. (You don't have to do it this way, but it works well. :) Try this one. Tweak as needed.

"Wholesale Buyers Wanted in Sussex County" (topic heading)

"I wholesale properties in Sussex County, and need rehab buyers! All types of properties available. Call or email. xxx-xxx-xxxx

When I say buyers, I mean investors who are going to buy your wholesale properties from you; or your buyers. The point of you posting on craigslist in this fashion would be to line up your investors (or buyers) before you find a wholesale deal.

It helps, yes. If you are serious about wholesaling, start looking for buyers TODAY. (for free)

Sign up at craigslist, and start posting in the real estate section that you are a wholesaler, and need buyers. Post it everyday!

If someone is interested, we'll setup a time to meet at the house, yes. I ask that they do not bother the individuals in the home, without me present. (if there are people there)

Id tell him, "Im here to make money with you, not to steal your deal. To do that, Im going to need to get the details, and see the home." Tell him you wont go near the place without him. (Thats up to you though)

I give the address, amount of any mortgage(s), number of bedrooms and bathrooms, the square footage, cost of taxes and insurance, type of heating and air, comps from the area, and a list of recommended contractors, electricians, etc. that I know personally. I take digital photos of the inside and outside of the property as well. This is all sent to the buyer(s) in an email, or snail mail if they prefer.

My major buyers are 1-2 hours away, so I give them a good idea of what they're getting into before they make the trip. I send it to all buyers though.

Yea, me too. I bet it will sit on the market for sometime.

The only houses this large I can compare it to are on the beach (or near it) and go for 1.5 mil and up. I got the option signed for 450,000 and asked for 465,000, and the offer was for 460,000 and I said ok. Its maybe worth 750,000 or so after everything. A house like it went last year for 700,000.
