Cook county is kinda easy once you get to know it. that is one nice thing from high property taxes, county website, complete w pics of the property!

Here's a few sites that you can use.

Start of at the tax assessors site

Here you can search by address Pin or neighborhood. then take that info and go to the Recorder of Deeds office

Cook County Recorder of deeds

Here you can search by Grantor/Grantee
Document #
and PIN among other variables

Here you can download the actual docs,, mortgages, Deeds,NOD etc for pennies..

There are several great websites to search foreclosures, I would recommend www.Ilfls.com if you are going to be local. They are quicker with the data than Realtytrac.

We use that very same format that you mentioned. We get about a 21% response rate...

There is a difference between a seller who wants to sell and a seller who needs to sell.

Most of the callers will be a waste of time, however you will hit a home run every now and then.

We do a lot of marketing to expired listings, and on average we have to send 248 yellow letters to get 1 contract. It costs about 60 cents for a yellow letter,,, so I am spending about 150 bucks to get a house.. I can take that return on the 150 bucks...

When we talk w sellers, we are very casual about it. To start w we simply asl then if they have a house for sale.. if they say no, they you can polietly pre screen them and let them go.

If they say yes, we just say Great, can you tell me a little bit about it.

Here is our form that we fill out as we talk with the seller, It is editable, so you can type in the fields and save it on you hard drive. Saving the planet one piece of paper at a time.....

Just be conversational with the seller, please don't talk w them like you are reading a form...

It’s not easy trying to manage all of the expenses that are come with starting up in the real estate business. You have education, training,hotels, travel, business cards, marketing campaigns, websites, and now an answering services.

It can be a bit overwhelming. I get it.

This is a cheap way, not 100% reliable, and not 24hrs a day... but it is cheap.

Get a cheap, monthly pay as you go phone #, they are about 30 bucks near me, unlimited minutes.

Skype has a phone number system for 60 bucks per year, you wont get a physical phone. You will want to forward your number to what ever number you want ( Your assistant). It is all internet based. There maybe some echoing and or delays... but it is cheap.

Run an ad on Craigslist.com that says...

I need someone to answer and pre-screen my calls. These calls are coming in as a result of direct marketing efforts to owners of real estate that are in unique situations (foreclosure,divorce, bankruptcy, probate, etc).

Your job will be to answer the call, and ask them a series of questions that will be provided to you by me. I will pay you $1.00 per call for each pre-screening form that you turn in to me (that is completed) , and $.50 for each call /message that is turned in (or partially complete).

This can be done from your home, but I do need someone who can take calls on the “fly†- and maintain a professional sound to the caller (no TV, dogs, or other noises in the background). I will forward my own number to you so that you can take the calls. I will pay you once per week on Fridays - either via PayPal or check (your choice).

Reply to my ad if interested. I will call you to do a a phone interview and a “test runâ€.

Cheap and effective... but not 100% effective like patlive or another service.

No just the opposite, we want it not to line up so it appears to be very randomly written.

That is why it is written on copy paper 1st, not yellow paper.

I do want it not to line up. I want it to look like I just wrote it down very quick and sent them a note.

I get my absentee owner list from http://www.melissadata.com/lists.html.

The look ups are great as well. They are free, but you get more by becoming a member, which is free to join.

We are all born with some degree of creativity. Some people have much more than others. Some maybe able to create beautiful music, other fantastic drawings or paintings. Others can work through the intricacies of a contract. Whatever gifts each of us possess, it is up to us as individuals to develop them. Unfortunately, whatever natural abilities we do have are sometimes stifled at a very young age as we are brought up thorough the structure of societies rules and put into a controlled academic society. That is why for example sometimes children with great artistic abilities go to the Julliard School in New York City.

It is in the public school system that we are told to think the way others think and do what we are instructed to do. Rather than to be encouraged to think creatively , we are often told that there is only one correct answer to the problem. That in its very nature that can suffocate the creativeness that we all are born with. We are warned not to “rock the boatâ€, or to “get in line†with everyone else. We are told to be practical or logical and not be foolish. We are taught to use the brain but are discouraged to use the creative part of our mind.

If we try to act or think different and creative way, we are quickly rebuked by those around us. their attitudes toward us are expressed by their verbal responses. “Don’t be so different†or “Don’t be silly†or maybe even “that wont workâ€. If we hear constant negative reinforcement enough times, like a animal with an electric fence, we quickly learn to back off and not to “rock the boatâ€. We are conditioned to stay away from the fence or in the context of this course, to stay away from the different thoughts or solutions to problems. It is difficult to “buck the systemâ€. Norman Podhoretz , the editor at large for Commentary magazine (I recommend that you take a look at this magazine even if only online) said it best “ Creativity represents a miraculous coming together of the uninhibited energy of the child with its apparent opposite and enemy, the sense of order imposed on the disciplined adult intelligence. â€
Self esteem and self confidence are also at stake. Abraham Maslow, a human development theorist, studied people with healthy personalities and believed that people have the ability to be creative in their decisions about life. These decisions lead each of us on a journey of continuous development and self fulfillment. If we choose to “do what we are told†we never allow ourselves to grow.

As Maslow suggests, we must continue to move forward, one step at a time, in order to achieve all our potential. Most of us are stuck, we are only focusing on our basic needs. The area of self esteem seems to be something that is difficult for most people to have a hard time with. Some people are constantly looking for approval and recognition for something in which we strive to develop a level of competence in. An example of this may be your job or your education. Some folks have the need to further their education to simply get one more degree. Sometimes it is a vicious circle when you work hard your entire life at your job to get the recognition from your supervisors and family, but it never seems to come. Neither the verbal, nor the financial acknowledgment we want appear. It then becomes difficult, if not impossible to leave the comfort zone of conformity and move away from everything that appears to be safe and secure.
