I am but they seem to be in short supply in my area.

It's in all my ads that Section 8 is welcome but I've only had 2 email me...and only 1 come and look at the house. And I think I scared her off with the application.

I never would have thought any investor would have a problem with a tenant in Springfield. It's such a nice and expensive area with great communities

I really dont think it's for me. I've been thinking about that as well. I'll put up the money...but I dont want the headaches.

I already have 1 job that causes that lol dont need another.

That sounds annoying and stressful. How long did it usually take for her to pay the rent? A week after? A few days?

You're right but had I done my due diligence and vetted them before...I could have avoided all of this right?

It was a good lesson to learn and it almost drove me away from being a landlord.

But people NEED places to live...and if I have the means to provide it and make passive income as well...why not?

How do I do the DJS portal check? What information do I need?

I do think I found a family that I'd like to rent my home to...but I think the application process may have scared them a bit.

The mother already had the deposit and was ready to hold the property.

What do I need from them?

Well this is a bummer...I may either have to try a rent to own situation, a full out sell to another investor, or see how long I can hold out for someone with a section 8 voucher.

Only cause the "family" members I was renting to before I was only renting to them for $825 a month which is WAY under what i should have been getting. I wasn't making any money what so ever.

At the time I was so desperate to leave my neighborhood I didnt do a credit or background check on them or have them fill out an application.

I thought sense they were "family" if wasnt neccessary.

I allowed them to move in and pay me the deposit along with the rent...but they never did. I only got the rent on time about 4 times in the 21 months I was renting to them.

Now both my cousin and her husband worked full time jobs and had 3 small children.

They always took them places and posted it on Facebook but when it came time for the rent I got every excuse in the book as to why even tho they knew when it was due...they couldn't pay until the following week.

I eventually ended up threatening to evict them and take them to court when my cousin blew the electric in the living room bu6 having extension cords in just about every outlet and I couldnt get my father to the property fast enough for her. So she called her brother(who isnt a licensed electrician)to come fix it.

5 days after she called when my father was back in town was when I was notified. I no longer felt comfortable with them living in my house so that's when they got the eviction notice and left a day before it was served by the sherrif...but not before stiffing me 2 months rent and causing a few hundred dollars worth of damage to my property.

Now I want to sue them for it since after numerous times of trying to work with them it's getting nowhere. They seem to do this a lot since their own family(I'm extended) never even helped them.

So even tho I'm sure they still wont pay even with a court order I'll still do it to be a thorn in my side like they've been to be for almost 2 years.

Although I'm torn as to weather or not I should inform their new landlord what they are in store for.

I have that contact information(their new landlord) and will be calling them to get their new address so the court papers can be served to them.

Without applications how do you deal with them paying you on time and in full?
