I met with a couple ready to list their rental property in Chester, PA that already has a tenant. They're looking to liquidate some properties in the next few years as their children head to college so they are motivated sellers.

what does the broker do for you? Like...do u work in the actual office? Or when u need help u just go there and any other time ur on ur own? Like when u need paperwork u go and get it from them? Sorry for all the questions...it's just so much I don't know

have u decided on a broker? What was the interview like? And wow you've done all that in only 2 weeks? Wow...so with ur website u put the houses u have with clients is that it?

What is the next step after I pass my state test? Do I go looking for brokers to work with? What should I look for in a broker? I'm looking to be as independent as possible...I don't want to be tied to a desk. What are some basic starter costs with being a real estate agent?

I'm super excited today and I just wanted to share with the BP community that I've finally signed up for an online real estate license course with Kaplan. I did some research for about 2 weeks on a few places and thought this was best for me since I have a full-timejob with 12 hour rotating shifts. Any advice? I plan on mostly using my license for investing but I'd also list and help buyers as well...but like once in a blue moon...that wouldn't be my bread and butter.

can someone explain to me how seller financing works? i get that the home owner would act as the bank and a seller would buy the property...but what i dont understand is...1.where does the contract come from? 2.how do you find people who own their homes free and clear? 3. how could you get someone to agree to a zero down payment? 4. what are the basic rules for buying homes using seller financing?

what's the best online real estate course for the state of Pa? I'd rather take a course in a classroom but due to my work schedule it's not possible.
