Hi
My name is Naga. I am a Japanese investor, currently living in Japan (born and raised in Japan, but educated in US). I currently focus on the Atlanta market.
I have three single family homes so far, one in Las Vegas and two in Atlanta (one in Stone Mountain and one in Decatur), all tenant-occupied.
My investment strategy is to "buy-and-hold". I would like to purchase 1 or 2 single family homes per year and build up a portfolio of 10-15 houses with all loans paid for.
This year’s goal is to rehab the Decatur property and rent it out for $1000+. Also, I would like to purchase another property before the end of this year.
Thus, I would appreciate any recommendations/referrals from you guys on GC, property management company, and seller (wholesaler and turn-key property seller) in the Atlanta market.

Hi Allen,
Sounds like Menash is the right person to get in touch with. I am going to Atlanta sometime this year and have started making a list of people I should contact when I am in town.
With respect to turn key properties, I am familiar with DeKalb County as I own two properties. However, since I am out of state (and country) investor, I am not wed to that particular area though.
Of course, the numbers have to work, but I am not too concerned about the 2%/50% rule or something like that.
My focus of the investment is to avoid all the headaches associated with owning properties. So, having a good property management company is the most important to me. I do not want a property located in a war zone and try to avoid eviction or vandalism.

Good stuff. Just curious, is there any reason you work with NetWorth Realty? Are they the biggest name in town? Also, who is a group that has turn-key rental properties?
I am an investor who is looking for reliable companies that sell either after-renovated properties or turn key properties in Atlanta. Seems that NetWorth is one of such companies.
