 Like I said, I, myself personally, have had horrible experiences with them in the past. They typically have certain agents they use to list the homes and they are impossible to get ahold of. Impossible to get responses back ect, ect. Maybe that's just my area.

Download the nextdoor app. You will find tons of neighbors around you who will recommend contractors. This is better and safer than making random phone calls to google "contractors"

NIGHTMARE! I refuse to do any deal that is a HUD property. That is based on a couple that I have tried in the past and ended up being a headache and complete waste of time.

Be honest with yourself about tackling certain projects your not 100 percent confident in. It will cost you more money in the long run trying to do a project and messing it up and then having to hire someone to fix it. Focus on the areas that bring you most return on investment. KITCHENS AND BATHROOMS!

Theres a big difference between pre qualification and pre approval. A pre qual is a verryy basic approval. A pre approval more a lot more solid. With a pre approval, a lender has gone beyond just a credit check and supposed income. There are options you can request for a buyer to have more "skin in the game" if they decide to back out. If your state has Due Diligence, request more money in DD. Request more money in Earnesy money deposit. Make it to where, if they back out, it will hurt them financially. Either way there is no 100 percent way to keep a buyer from backing out. You can sit and wait for a cash buyer, but the longer your house sits there with a sign in the yard the more potential money your losing.  People start saying "that house has been for sale forever, there must be something wrong with it."

Check and see if there are any toastmasters meetings in your area. Toastmasters is a great way to improve your public speaking and communication skills in general.

You have to look at the comparable of houses that have recently sold that have open concepts compared to ones that have closed that are similar to the concept you currently have. If your completely gutting the kitchen, your looking at least 15k in expenses. What kind of kitchen are you looking to design? I recently completely gutted a kitchen in an older home. I did a 10x12 L shaped kitchen. I paid 6k for white shaker style custom cabinets, 2500k for granite countertops, 3k for stainless steel appliances. 300$ for backsplash, 300$ for farmhouse sink and faucet. That's not including the plumbing and electrical.

The potential for an open concept is a main factor I look at in every property I consider. An open concept would definitely raise the resale value but hard to put an exact number on how much it would add in value. I've torn chimneys out of walls to get that open concept. If your looking at flipping, turning a closed concept into an open concept will def pay off if you can find the right person to do it at the right price.

What areas? There are hot areas in South Carolina. Greenville is hot. Fort Mill, Rock Hill are blowing up from Charlotte growth. I'm not sure about the coastal areas.

I would think twice about it. It's a big headache. Your in limbo the entire process. The communication from the bank is always horrible. It can take a 2 months or can up to 7 months to close a short sale.
