Download the "nextdoor" app on your phone. You can find recommended handymen who have good, local, proven referrals. I would go this route before googling "local handyman"

The county you live/invest in should have a GIS site where you can pull this information. If not reach out to a local realtor, act interested and they will look it up through the MLS for you.

If you have the time to put in to take the class and pass the test go for it! I always tell people it never hurts to have your license. You never know what opportunity may arise and it can really come in handy. It's expensive being an actual Realtor. MLS dues are typically $200 a quarter. Your local association of realtors is another high annual fee. Renewing your license, paying for post license and continuing education. If you hang your license with certain firms, they will charge monthly office fees. In the state of NC you HAVE to hang your license with a firm to have an active license. Some firms will let you hang your license and not care if sell a single house. Others are more picky about numbers. If you decide you dont want to do it full time, the best part is being able to get paid for sending referrals. Its LITERALLY the easiest money anyone could ever make. You know a person who wants to buy a house, refer them to another realtor you trust and ask for a 25 to 30 percent referral fee. Other realtor does all the work and when the deal closes, you get a check for 25-30 percent of that realtors commission.

Call Taylor Pelzel, everyone tells me hes the best around. He goes above and beyond and will be there at the drop of a dime! That's what I hear.

First thing you need to do is get preapproved for the loan. Second, you need to get the house under contract. You can find tons of offer to purchase and contract forms online. Once contract is signed by you and seller you need to notify your lender and send him a copy of the contract. You also need to find a real estate closing attorney and schedule a closing date. Yes, an attorney typically "represents" both sides but doesnt necessarily "have" to. At this point you have your due diligence period to have any inspections, surveys, ect, ect, done on the property. The lender will schedule an appraisal. If you did have a home inspection performed you can usually leverage the inspection report to renegotiate, based on repairs that need to be done. At closing, all documents are signed by both buyer and seller including the deed. Once all paperwork is signed, funds aren't dispersed until the actual recording of the deed. This could be same day ( depending on what time you close and the method your attorney records the deed.) Some attorneys take the deed themselves to the courthouse. Some attorney have an "e-file" which is much quicker and efficient but the attorneys usually charge a higher fee to provide this service. Once the deed is recorded the checks are cut!
