@Laramie Hiebner - this may be a contrarian view (coming from someone who did graduate college) - Why finish college? Most of the things that you will learn will be outdated and/or inapplicable to what the real world experience is going to be. Not to mention the burden of all those student loans. Our world is starting to change to an ideas and skills economy. The market is littered with college degrees and is thus watered down. I would find an investment company in your area and get a job there. You may be able to find a great mentor by doing this as well. You will get paid and gain great experience in real estate - which sounds like is your ultimate goal anyway.

Not saying college is all bad, but don't think that you HAVE to go/finish to be successful. Like many things it is merely one of many paths to help along your journey. Always look at the opportunity costs before you make a decision on anything.

I agree with what @Jay Hinrichs said - there are companies out there that should look at these types of loans for you. 11capitalfinance is one.

This is just a pesky barrier that needs to be demolished!!

@Alnoor Ali - If you are going to get a higher return by doing so I would say go for it!!

@David Lawson - I would think before someone helps you asses these properties that they would want more of the numbers broken down pertaining to the properties and what the end goal is.

@Shaw Dadsetan - Did you have a clause in your lease regarding unapproved tenants?? I would think you would want to get the girlfriend out of the property.

@Tony Marcelle - Maybe do some direct mail. Sounds like a waste of time battling for space on a telephone pole when you can change your marketing route and do something that's different than what others are doing.

@Joe Rinderknecht - Why not refi that FHA loan first. Then look for a 4 unit to purchase via another FHA loan.

If it's working keep it going! You can start NOW looking for what market for buy and hold you want to invest in.

Did they at least do a desk appraisal for you?
