Hi everyone,

My sister has great financing on her home in the Columbus, OH area (Dublin) and her payment piti is $900.  She could achieve $1,500 in rent. She wants to move on and get a bigger better place but knows she won't qualify for as much house right away carrying the payments on this place. Is there a way for me to assume her mortgage and take that payment away so her lending institution won't use it in their calculations for her debt to income?  Thanks!

They are separately metered, yes.

Hello all,

Would you be able to give me some advice please?  We are in contract on a 3/1 sfh that also has a one bedroom studio detached "mother-in-law" house on the same property.  It also has a detached 2 car garage on the same property.  There will be 0 tenants in the place when we close and I am wondering what we need to do about assigning things such as -who gets to use what part of the front and back yards?  -who gets access to the 2 car garage? I'm quite sure we will end up with a tenant in the smaller place early on (because of price point and demand) and then rent the larger sfh a few weeks later down the road.  What can we do to make this a logical sell to prospective renters?  What can we write into our lease and our rules to combat arguments?

Apple store going in at The Greene in Beavercreek, OH. That's a high end area east of Dayton. I worked on the drawings for the store back in December.

Hi all-

Just wanted to share a great contractor for the Columbus, Ohio and Central Ohio areas with you. We only have 1 rental there and he does travel to help us with our out of area rentals too. His name is Ali Behaein and his phone # is [REMOVED]. His company is Bullseye Real Estate We've used him mostly for small scale repairs, i.e. build a bathroom, repair the roofing, patch drywall, paint, kitchen install, masonry repair (front steps) etc. He has properties himself and has been nothing but WONDERFUL to work with. Pricing is great, service is great, his knowledge is great. 5 stars really! And I am not affiliated with him in any way...I am practicing gratefulness today and thought of him and wanted to put the word out there.
