Join us on March 28, 2023 at 6pm at the Elk's Club, 21 School St, Randolph, MA to learn about Commercial Investing and Syndication

Alex Cwiakala and Harrison Bonner of Wollaston Real Estate Investments will be joining us to discuss their specialized, C class multifamily investment approach, that has allowed them to scale from 0 to 160 apartment rentals in just 3 years by hyperfocusing and specializing in a specific market. Their vertically integrated approach to property management, maintenance, and development has given them a wide array of ability and knowledge to maximize their management practices and investment returns. They will present their investment modeling, successes and failures, and discuss why they are bullish on C class markets and other recession proof businesses for 2023 and beyond.

Wollaston Real Estate Investments was founded on a dream in 2016 in Quincy, Massachusetts by Alex Cwiakala and Harrison Bonner, to fulfill their entrepreneurial spirit and positively impact their clients, partners, and communities. Since their first single family flip in 2016, Wollaston REI has evolved from single family flippers, into mid-size condominium and land developers, and now residential and commercial multifamily investors and developers. Alex and Harrison have since grown their portfolio to 160 units under ownership and over $25 million in value; all while moving operations into specific emerging markets of western MA. Their long term vision for local communities, and the scale of impact, drives Wollaston REI to continue to invest and develop emerging communities to ensure success for all clients, residents, and partnerships

Guests please visit https://www.bostonareia.com/up... to pre-register and pay.  This meeting is free to members of Boston AREIA

The Elk's has a fully stocked bar and we will be providing a snack, such as pizza to enjoy as you network.

Quote from @Bernadette Trafton:

If your main focus is monthly cash flow, you may want to reach out to landlords who are sick and tired of dealing with long term rental tenants. The moratorium on evictions during covid, left many frustrated (at least in my area). If the property is in an area that supports STR, you may be able to lease or even lease/option it with the agreement you will be able to sublet the units. It's a win for the owner because you will be managing the property for them without charging them 10%, they won't have to deal with tenants, they will get their rent on time every month, STR is far less wear and tear on the property than LTR and will cashflow better, you and they won't have to deal with traditional landlord/tenant laws as STR's don't have the same rights as LTRs, it's a win for you because you don't have to come up with a huge down payment, pay closing costs, high interest rates, broker fees, etc and if 65% occupancy leaves enough monthly cashflow for you, then it's a deal. We have a training on the Boston AREIA site and it works everywhere if you are interested dm me and I will share it. The training is free to watch. The speaker is selling a course (as many do), but, if you are comfortable with STR's the training should give you quite a few golden nuggets you can use without buying the course. In any case, you can use this strategy until this market is in a better place to buy/hold. And, always see if an owner will entertain terms.

Yeah, that's an option too, thank you so much for taking the time to write.  But do you think I'll never achieve my goals using Zillow/Realtor etc? Is that a waste of time?

Kiko, I never think spending time with Realtors is a waste of time.  Make friends with more Realtors.  They control 90% of the inventory out there, whether it's on the market or not.  My last 4 deals were off market deals brought to me by a Realtor.  And, Zillow is a tool.  Just be careful because its not always accurate.

2/28/2023 6pm, Randolph Elk's, 21 School St, Randolph, MA - Okenno RehabKing Johnson

Join us to learn how Okenno started with wholesaling, hustled like crazy and became the RehabKing and the BRRRR Academy's first millionaire!

I always love sharing success stories. And, I'm ecstatic to share this superstar's success. I met Okenno about 5 years ago. He was wholesaler who had a ton of energy and hustle. And, he was the absolute nicest person I had ever met. He would come to meetings early to help me set up the screen and the projector. He would stay late to help me break everything down. He brought wholesale deals and was willing to help everyone in the group. And, he had a hustle like no one I have ever met! I heard some of my most seasoned investors saying, "Wow...you got that one? I tried to get that one too, you beat me to it!"

When COVID hit, I was bummed that I couldn't see him in person. And, I, like others watched him become incredibly successful and become the RehabKing! I watched him posting pictures of his beautiful daughter and in Okenno style giving back to his community and helping everyone in any way he can. To say I'm excited about this meeting is an understatement. This is DO NOT MISS meeting! Please pre-register as seating is limited! As always, we will have networking from 6pm-6:30pm, intros and meeting starts at 6:30pm.

1/24/2023 6pm, Randolph Elk's, 21 School St, Randolph, MA - Dexter B. Jenkins Getting Started in Real Estate

Do you know the #1 reason people don't succeed in real estate investing?

You may believe it's one of the following, but, it's not!

Lack of smarts... "I'm not smart enough, I don't know enough..."

Lack of connections..."I don't know the right people!"

Lack of funds..."I don't have any money..."

It's not any of those...the number 1 reason people fail is that they never get started!

Dexter B. Jenkins is the Managing Partner of Dominion Real Estate Holdings, LLC.

He is going to cover how to get started in your real estate investing career. What are the steps you need to take and the action items you need to take daily to be successful. This is a great topic for January. The holidays are over and it's time to get busy.

As always, we will have networking from 6pm-6:30pm, intros and meeting starts at 6:30pm.
