If an investor tells me, as a wholesaler that their rental Criteria is 15% cash on cash or 75% rule, what does that mean?

Thanks Ray. Went to a REIA meeting on Monday and really enjoyed it. That is definitely where I need to be. So I joined up.

I also have a website up for buyers looking to purchase wholesale deals. It's better for investors to be aware of but either website is fine.

I'll definitely do some more research on it and have an offer ready if they call. That part of Seattle is going through gentrification as well. I spoke with one investor today that said he'd be interested in it.

So I was out walking for dollars on Sunday and I came across this place. It's now engulfed by sticker bushes. I went home and sent a yellow letter and thought, "What will I even do if this person calls me?" As far as wholesaling goes. What would you do? Are there buyers out there that buy things like this? Would I just make an offer based on the land and the fact that this needs to be bull dozed and cleaned out? It needs to be bulldozed right?

As you can imagine it's in a low income neighborhood. I imagine someone would build a rental but I don't know. Haven't done comps just thought I put this out there and see what others thought or would do with it.

That is my line of thinking as well Elbert. I guess one can also say that I need a product for buyers to buy first. I'm working on getting more of my marketing campaign together and I plan on finding a lot of deals.

Yep, another newbie wholesaler trying to build their buyers list. I've posted ads on craigslist, I'm sending postcards to cash buyers I got off of findcompsnow.com but the one thing I really want to do but haven't been able to do yet being on swing shift at work is network. So I thought why not ask on BP. I'll finally get to go to a REIA meeting on the 10th which I'm really looking forward to, then remembered that this is a great place to meet buyers and colleagues as well. Maybe we can meet up and talk about how I can save you time and money.
