Thanks @Dennis M.! I think that's the way we're leaning.
@Theresa Harris Electricity is metered separately for each unit. Water, unfortunately, is not.

@Joel Thompson Such good advice! I'm flying out to Tennessee tonight to do just what you recommended before we look into BRRRing anything there. By the way, based on your photo and "Rain City Capital" I could've sworn your name was Macklemore.

I'm under contract for a new construction quad and am trying to decide whether to purchase washers and dryers for the units (they have W/D hook ups). It seems like the existing multifamily population in my area is split, with some offering W/D and others just the hook ups.
However, one of the owners who just purchased a neighboring quad asked if I would be interested in going in on a bulk W/D purchase, so there's a very good chance that comparable units (literally next door) will have W/Ds in them. With this being the case, I almost feel compelled to pick up W/Ds to remain competitive. Should I install W/Ds in my units?
Oh, and I should mention that water is on a master meter, if that makes a difference...

@Luis Vaca +1 on @Brian Ellis' comments. It's okay to debrief and reflect on your process, but don't let it bog you down. The important thing is that you took action and closed on your first deal - realize that many people never get to this point. Congratulations, Luis!

@Ron Dayley Hi Ron. No, I do not have any family in the area. I have a friend from Hawaii who got stationed at Fort Campbell a couple of years ago.
@Luka Milicevic Luka! I'm looking for any local investor meetups who are open to new attendees. My wife and I are looking at residential multifamily as long term holds, as well as value add opportunities with SFHs in Clarksville. I'll send you a DM here shortly with my contact info. Would love to meet up with you while we're in town!

Aloha!
My wife and I will be in town (from Hawaii) from 05/25 - 05/31. We were wondering if there were any open meetups between these dates in either Clarksville or Nashville. We're staying in Clarksville but planning to commute to Nashville multiple times during our stay!
Thanks,
Travis
