Have you spoken to a mortgage broker? I would find a mortgage broker that is familiar with investing and chat with them for ideas. They typically have access to hard money as well as creative ways for you to get your deal done. Have you thought about a 5% down CMHC loan, where you could buy a bungalow as your primary residence and add a basement suite (or buy one with a suite)? House hacking a BRRRR on a 5% down loan is a great way to get started!

I understand what you're saying @Account Closed, and if I found Biggerpockets before Keyspire, I probably wouldn't have joined Keyspire. But, I paid for the Keyspire membership (it wasn't 30k then, but it was a lot) with a loan, and got an unbelievable baseline of knowledge which has saved hundreds of thousands of dollars in mistakes, met multiple financial and joint venture partners, got an unbelievable foreclosure, and belong to a great network of like-minded investors. I believe it's pushed me way further in my investing career than if I hadn't joined. I agree it's a lot of money, and if you don't use the knowledge and network, it would be a complete waste of money, but if you get to work and work the system, it can massively accelerate your growth.

Kris's book recommendations are a must above. REIN and Keyspire are Canadian investing groups that have been putting out free webinars throughout Covid as well as paid trainings. I am a local investor in Calgary and there are definitely opportunities, but I would get educated on investing in general, find a really good investing focused realtor, and identify your area and asset class before you start looking. Hi @Huong Luu,
We ended up removing the existing hardwood floor as well as the subfloor from the main floor and installing Roxul Insulation between the joists from the main floor. This saved us having to re-drywall the whole downstairs ceiling as well as redoing the flooring upstairs. The new subfloor definitely eliminated the squeaks and the insulation muffled more of the sounds ie; talking, music, TV etc. but it is still not perfect. We didn't have the costs broken out, as they provided a lump sum price, with items included on the scope. The subfloor is approx. $15-$20 per 4'x8' sheet, so it is quite reasonable. Removing the existing hardwood and subfloor was extremely labor intensive and not an easy job, so I was happy to have it quote as a lump sum job going into it. I am going to host a meetup in early March, with folks from BP as well as some other Canadian real estate group member ie; Keyspire, REIN. Hey @Colton Potter,
My mortgage broker let me know that the big banks have been tightening their refi rules and are making you hold the property closer to a year. We just started a project with Scotia and I was told that I wouldn't be able to refi until i've held it for a year to get the total new appraised value. We could refinance after 6 months, but they would only give us the amount we spent on the reno. I would inquire directly with RBC to find out.
