Local Banks are the best option here. We have had luck with combination offers, say 80% bank funding and 20% seller carry. They have also let us cross collateralize equity in another property instead of a down payment. The more you work with them the more they trust you. Hope that helps

In a nutshell you would buy a property, turn around and owner finance it to another party and hold the "note" or mortgage. There are multiple ways that this can be done because its a private sale. I bought my first house this way. "contract for deed" was how I did it.

@Gabriel Tapang I guess ones strategy really depends on where your at in the journey, he doesn't need to take risks anymore and just stacks bills.
