Interest rates are at still near the lowest ever - pretty good idea of what they will do in the future and it is not likely they go down in 5 years - why not lock in a great rate for 15 or 30 years?

Partially true. In order to get FHA financing the property needs to meet minimum safety requirements - no peeling pant, has mechanicals, all cooper in tact, windows not boarded up, etc. You could always go the route of the FHA 203k loan if the property needs work. Often times a lender wont want to originate loans less than 60k - ish because it can actually cost them money to write the loan.

Bottom line is I wouldn't take advice from a mortgage originator on what type of property to buy - so long as you are qualified it is up to you and what is available.

Why not both? Take is Sub2 and sell to someone on a lease option. You can take it on a lease option but the back payments would need to be made up. You won't want to bring the note current if you don't have ownership.

Any equity in the property? Good loan?

I find a lot of wholesalers inviting you to sign up for there list on Craigslist but never an actual deal. Instead of actually searching CL there are apps you can use to be alerted for key words just like on biggerpockets. You don't have to look at the site daily, just the ads that you would like to see.

I know the area and the numbers seem reasonable - but this deal feels a little to complex for what I assume to be your first deal? Why not counter for something you find acceptable or close to with a 60, 90 or 120 day close. Take that time to get as much due diligence as you can - even see about coming to terms with your new potential tenants to take as much risk out of the deal as possible. Further how will you fund/finance the tenant improvements if you put all of your cash into the deal?
