Hello everyone!
I found AirDNA helpful in choosing the locations to invest for STR before. Are there any tools like that for long-term rentals?

Hello everyone!
I am flipping my first property and negotiating with a few vendors to get better pricing (cabinets and countertops etc.) How do others go about negotiation? Do you negotiate at all when it comes to choosing the contractors or vendors? Or is it mostly just getting multiple biddings and deciding based on those options? ... Are there any industry-known services that negotiate for you?

Quote from @Jake Baker:
We do 20 Flips/BRRRRs per year and use these tools:
Underwriting - DealCheck
Project Management - ClickUp
Bookkeeping - QuickBooks Online Plus Subscription
Team Communication - Slack
File Storage - Google Drive
Thanks for the reply, Jake!
Out of curiosity, have you experienced any pain points or things that you want to see improved while using QuickBooks?

There are traditional website builder tools, such as Square Space, Weebly, Webflow, etc. Are you referring to the technical side of building and launching the website OR a service provider to create content that works with SEO and the design?

I found our contractors via Thumbtack. Yelp was also a good tool to screen them.
Post: Any digital products/tools you're using with general contractors or on your own?

Hello everyone! I started my first flipping business and thought I'd ask this question here -
How do experienced investors with multiple projects manage to:
1. Maximize the profit, and lower the expenses and costs (Post property purchase) - any tactics? To cut costs, I get bids from several vendors, purchase materials, etc.
2. Organize all Invoices and documents - Making payments to contractors, Being notified when the next payment is due, etc.
I find it overwhelming to do so sometimes. What tools do you use to stay on top of these? Any specific tools to document the process or log the times?

Hi, I am a flipping investor in Seattle. I started last year with the first property to flip.
I find some parts of the process (Organizing purchases/deliveries, Payment, and managing important details) quite inefficient and painful at times. I am curious what are the tools or products out there investors are using with general contractors?
