Hello from Phoenix!

I'm new here too, but I can tell you that so far I think this site is awesome! Especially if you are a information vampire and thirst for knowledge like I do.

I took a slight interest in real estate because my grandfather is the founder of Fulton Homes here in Phoenix, Arizona. So, I decided to take courses in it to calm my curiosity; I started in real estate when I was taking real estate courses for elective credits last semester in college. My instructor was a extremely knowledgeable commercial broker with quite a portfolio of real estate himself. He gave great lectures and thrilling insights about his experiences. While listening to him for a semester I had an 'aha' moment and said to myself "Why am I not pursuing this!?!".

I am new to the industry, it may take a while, but eventually my credibility will be noteworthy I figure. I am going into commercial real estate after I make some money in the hot Phoenix residential market that's happening right now. So I'll keep networking!

Hello,

My advice would be to just make sure all the bases are covered. It sounds like a very basic loan so I will include a link that may help you cover those bases.

In addition, I would just advise not throwing a bunch of legal language in the note as it tends to complicate things. In Arizona, I am allowed legal power to draft real estate contracts and while learning this I was given that advice and it really makes things easier; So don't worry too much about the wording. I would just have somebody read it to make sure it makes sense and that all those bases you want to cover are covered.

Hello,

I am wondering how people start in investing? I am new but I want to get into it as soon as I can. Right now I found a great ROI deal here in Arizona on an 11 unit apartment complex at $540,000 with a 12% cap rate. However, I don't know how I can possibly partner with an investor now or maybe in the future?

It would be a great opportunity for an investor to make insane money off the interest of the deal, possibly even somebody interested in selling the note for a profit to someone else, and it is backed by good real estate. All around it just makes sense, I just don't have the connections. Any ideas?

I am going to try for a commercial loan but with the economy still in recovery I don't have much faith. What are your thoughts?
