Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-Of-State Rental Properties Book by David Greene is a good book to check out. All of those markets would be solid to start with.


@Remington Lyman Thanks for the book recommendation, I’m gonna get it. That’s good to know about the markets. What brings more appreciation single family or multi unit?

@Ashley Claunch Hello, what would you say would be the best market in Texas to do a buy and hold and focus on more appreciation then cash flow. Are price point is around 200k

Big companies like Intel, Meta, Amazon, and Google are setting up there, so property prices are going up, and there are more job opportunities. I’ve seen appreciation around 7-17%. For cash flow, Cleveland is where it’s at. You can expect cash flow between 10-18%. Plus, Cleveland has the Cleveland Clinic, one of the top hospitals in the U.S. I’ve personally invested in both markets, focusing on C-class neighborhoods because they give the best cash flow. @Min Zhang Thank you for the information. Rental prices have been going up in Cleveland correct? How is the appreciation if We were to buy and hold for 10 years or so in Cleveland ? What about the suburbs? my wife was looking at Dayton looked interesting because it’s proximity to Cincinnati and Columbus.

@Trevor Halama You need to get more narrowed down on your search. Indy can be street-by-street in most areas. Lots of different price points based on neighborhood, street noise, investor activity, or lack of it. 

@Jaron Walling Very good point, I have never been to the Midwest. We definitely want to check out the areas with a real estate agent/investor when the time comes. You live out there?

Hey @Trevor Halama, welcome to the BP Forum! What type of properties are you seeking, SFR, 2-4 MF, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"?

Are you planning to buy your property in your own name or through an LLC?

@Jaycee Greene leaning towards a 2 unit Duplex if we go the multi family route. If we do a MF we are looking at the Midwest based on price point. If we do a SF it would probably be in Dallas, San Antonio Austin. Yea looking for a property that is pretty close to turn key and possibility to do value ads Looking at around 200k and putting down 20-25%. Going to do it under a sole proprietorship until we get more established.
