I am looking for them to fund 100% of the down payment portion. I am looking to pay the lender fees/points for that portion. I have already spoken with a well local investor friendly bank about it. The loan officer at the bank actually proposed it when I asked him what he sees from his clients on the quickest way to scale. An entity/LLC would be formed with the liquidity from the partner for the portion of the down payment. The local bank does not require seasoning so it can be refinanced quickly and then the process can be repeated.

My partner and I have completed around 8 deals. We have done 2 flips, 1 short term rental, and 5 rental properties so far. We are looking to scale the rental properties.

Where would I find someone for the following type of liquidity partner:

I’m looking for a liquidity partner to provide short-term funding for rental property acquisitions. The capital will be used to purchase and rehab properties (if needed), with a clear exit strategy via a bank refinance within 1–2 months.

Deal Structure:

  • Loan or equity partnership options considered.
  • Competitive returns (terms negotiable based on risk/reward).
  • Target LTV: 70–75% after refinance.
  • Focus properties: Portfolio residential real estate and multifamily.

Ideal Partner:

  • Accredited investor or experienced private lender.
  • Open to repeat transactions for scalable collaboration.
