I haven't had a tenant buy,repair and give me a house that I didn't have to maintain. I haven't been given anything to line my pockets with. Only paid what was agreed upon in a contract. Maybe someone besides yourself lines your pockets, I would love to meet them!

Are you only interested in multi families? There are currently several properties in our area that have potential but single families. I haven't looked at them but the right sf home purchase may be better than waiting for a profitable multi unit to pop up. Plus it's the season to buy coming up and might be something to consider. There is a duplex in braceville for sale. Recently there was a duplex in Wilmington but it was in rough shape and wasn't something I wanted to tackle at the time. Good luck Adam and we should get together and talk about our rehabs for rents we've done.

I would be interested in meeting also. I think it would be great to share some ideas. We should do it next week. 

Great way to help cure reoccurring cracks in drywall is paintable caulk. Lasts way longer than drywall mud. There are some really awesome tips here!

Yes I have 3 investment properties,  2 in braidwood. Just finished 1. Looking forward to starting investment in a multi unit. Trying to balance it out and expand my territory.
