I use TLO, but they require a home inspection. As a backup I use PeopleSmart.

Citibank Simplicity cards are offering 0% for 21 months!

@Karena Wong

I'm a Brooklyn girl but left 11 years ago. I've been in Atlanta for 4 years now. Summers in Brooklyn are always beautiful!

Hi Karena!! I currently am in Brooklyn visiting from the Atlanta area. I live in Gwinnett County, which includes Lawrenceville as mentioned above. Gwinnett County is premium real estate and rental properties go fast! Duluth, Lawrenceville, Suwanee, Norcross, to name a few. As a renter I can definitely attest to how fast rentals move. I am unfamiliar with the neighborhoods in Atlanta as I stay in the burbs and I'm an implant but Gwinnett County is known for its family atmosphere and great school systems. Not sure what you are exactly looking for but based on your descriptions, Gwinnett fits the bill.

@Paul Timmins

Thank you for the information, I never even thought to consider student housing until you mentioned it. I sat on the information you provided for a few days but you said something that has resonated with me but I don't quite understand.

"Remember you don't have to own a property to control it".

Can you elaborate?

Thank you for the advice Stan! What are your suggestions for networking? The assumption is that most people don't want to share their secrets but this community has proven otherwise. Glad I stumbled upon BiggerPockets. Susan, thank you, I will keep you in mind for future endeavors!

I also do deed research in GA, I can help you out with that. Georgia has a paid subscription to research deeds. Also you can go to the Tax Commisioner's office and search the property tax records to see who the last recorded owner is. Unfortunately, they only list the owner as of January 1st of that year. If the property was sold/transferred after January 1, the new owner would not be on the Tax Commissioner's site.

Hello everyone! I'm ready to get involved with real estate investing and bring some financial freedom to the family.  I own an asset recovery company and spend a lot of time researching  deeds and locating people to help claim their money.  I'm nervous, but ready to put what I know to work. The hardest part has been to "do" but I am working on that.  The Atlanta market is really booming and it's just time to get started. Thanks for reading!
