I believe the tenant has to furnish proof of the need for an ESA in order for it to be legit. Smells stinkey to me.

I think someone will always find a reason to be "offended". I ask myself if my agent busts their butt for me, is intelligent, informative, know my market, kindly resets my expectations, and just all around is a rockstar, why would I care what they look like in any factor?
A pet rock can be my agent if they are an amazing agent!

I'm from a smaller city, Mansfield Ohio, and the Zillow rent isn't as great as looking on Facebook marketplace, Craigslist, and local property managers. I think Zillow could be a decent tool to verify, but multiple sources should be verified.

It may be worth it to setup a temporary wifi solution. I've deployed a cellular modem with a sim card from Mint Mobile. All in equipment was ~150 and I pay $30 a month. Here's the modem I purchased.
I'd then buy your typical wifi controller smart locks. I've had excellent luck with the August-enabled devices. Their audit history is wonderful

I think it's really important to understand the investor's goals and financial position. It may be helpful to determine a "buy box" between you and the investor to ensure both of your needs/goals are meant. I'd also leverage other relationships that the two of you may have to scoop up those off-market deals.

I've added a stopwatch to the desktop of my computer to:
- 1. Set a goal of how long I want to spend on a task/project.
- 2. Track the actual time I spent.
I believe this will help keep me on task and provide some insight on the actual time spent vs. the estimation.

My wife and I have had great success with switching our everyday expenses to a cash envelope system. We set aside cash for each of our spending categories (food, fun, hair, gas, etc.) into a cash envelop wallet similar to this.
