4-5 caps are the norm for B class apartments in SoCal. As for expenses, you should anticipate 40-50%.

Knock on their door first. if you don't somebody else will. be sincere and truthful people will respect that.

offer what makes sense to you. All of her unreasonabe demands should dictate a heavy discount. she has time to meet you there, she just doesn't want to deal with the family members not paying rent. It could take 3-6 months to get them out. Bottom line is you're taking ALL the risk and helping her out of a stressful situation. You deserve to get compensated accordingly.

whats the real reason they stopped making the payments? they both work and in have to assume they make enough to cover the mortgage. lender will not accept a short payoff unless there is financial hardship so that probably wont even be an option.

Have you used Intellius? They have pretty good info but its a paid subscription . I'd be happy to look it up for you if you want to message me the owners names and city of residences. If they did in fact die, you need to go to the probate court that administered their hearing and see if you can find the court appointed executor/administrator of the estate.

is the property cash flow positive? if so, look into a subject to or a master lease option. if shes willing to bring money to the table, then you should be able to buy with nothing down with a little creativity.

if they dont answer the door, dont leave a letter or card or anything like that you'll never get a call back. every other broker, attorney, banker, investor, lender is doing that. instead, leave a sticky note that says "please call me!" - Name, phone #. Thats it. Peak their curiosity, they dont know if its a friend, neighbor, acquaintance, so you'll get a decent number of callbacks.
