Where I am in Texas, my broker advised me that as long as the lease is a 30 day minimum, it is considered long term tenant insurance. I think in California, it's a STR insurance program, so it's a bit of a state specific question!

I am located in Texas, the DFW area. Can you share your insurance brokers contact information?

Hi Troy, Mid-term rentals can usually be covered under a policy that allows both short-term and mid-term uses. In most cases, this falls under a commercial policy that’s specifically designed for those types of rental situations. Standard preferred risk carriers typically won’t insure short- or mid-term rental properties, but we do have a couple of solid markets that can cover you properly.

I’d be happy to walk you through the options and make sure you’re set up with the right coverage.

Thank you so much for the information!

What type of insurance do I need for mid-term rentals?

@Stuart Udis Thank you for sharing this! I think I'll hold off on any courses and just learn more from doing and the BP community. Luckily the family in my rental is paying $9000/mo (3x my mortgage) so I am gaining signifigant wiggle room for mistakes. Their lease is 6 month term with a same rate month to month however, their insurance states the rebuild of their home and fire investigation efforts are going to take 12-18 months.

What sites did you list your properties on?

I listed it with AleSolutions and Alacrity Solutions. The family that was placed into the home is still there and taking great care of the property.

@Eli Edwards thank you so much for the quick response. Im so happy that it is going well for you. I have a couple of questions: How long did it take you to get a family in after listing it? How did you determine how much to charge for rent? I plan to convert my current rental to MTR insurance rental. My current tenant is not taking care of the property.
