Thank you all for your opinions on selling my property Subto. I’m most definitely taking my time with this process while vetting the buyer and definitely will have my attorney look it all over to make sure I’m not putting myself at a ton of risk.
I’m only entertaining this option because it checks the boxes for what I need in order to sell this house. Due to the current market this is the best option for me as long as everything is spelled out in the contract.

I have a rental property that I'm looking to sell as a subto deal. This is the first time I have done this and so I'm curious for things that I should be aware of as the seller of a subto deal?

Sorry to hear about the situation. We've got medium-term rentals in Denver and Colorado Springs as well. We've done it for seven years now and just had our first really bad experience as well. It's no fun, but it's part of real estate investing.
I know this is counter to popular opinion, but I find on the most-damage-to-least-damage spectrum, long-term tenants cause the most damage, then medium-term, then short-term renters. Basically, the longer you stay there, the more you nest and bring your own mess.

Best to take lots of photos/videos and have your agreement reviewed to see what recourse you have

I need advice. We have a nice home in Denver that we midterm. Our 30 day guests of 2 adults just moved out and the beds have all been pissed on, a box spring has a nasty white film spilled on it, everything has a smokey film on it, sofa has huge stain that they tried to cover up but no success and the best part…. We found a friggin crack/meth pipe in the bathroom. They booked through Airbnb through a housing placement company bc they had a fire in their home. What are my options?

Thanks Devin. They still have a mortgage on the property so I feel seller financing might be difficult to keep both sides happy. I'm thinking subto but they are wanting to potentially buy another home in a year in which might be difficult for them if they still have this mortgage in their name. I'm trying to figure it out since they also want cash, so we'll see how it goes.
