I am closing on a fully rented 4 Plex in Lincoln, NE very soon. I have no tenant contact info, only old leases with SSN and a name.  I live out of state and have decided to self-manage.  Any recommendations on how to reach the tenants? Should I have them sign new leases?  Is there a process for this?

Agreed to all.  Bigger Pockets really is amazing.  Thanks for everyone's input.

This purchase is in Nebraska.  A better price for me means I used the Bigger Pockets calculator and came up with a better return and cash flow than the original asking price.

Hooray! The seller just accepted my offer. I was able to leverage a better price using the justification that I do not have a realtor. Sorry realtors. You guys and girls definitely earn your pay.  Now I have to figure out how to purchase this house without a realtor.  Can I just write up a purchase agreement on a word document or does it have to be on some legal document?

Looking for a fillable purchase agreement.  Does Bigger Pockets have them or a link to a fee one?

I'm not an agent but I found a deal and we've agreed on a price.  I feel bringing an agent in at this point wouldn't be right since it would only impact the amount the seller would make.  He knew up front that I do not have a realtor.

I’ve heard of renting a property to traveling nurses for example. How would I market for something like that. Considering renting my home when we move out.

I own a 4 bedroom SFR in Plainfield, IL. I will be moving this summer and would love to rent my home as a corporate rental but have no idea how to get into this. I've contacted the local hospital and left voicemails but no one has returned my call. I don't blame them. This doesn't seem like their focus.

Does anyone have recommendations on how to get into the corporate rental market?
