Hi - I am looking for ground up financing on a property I own in Fort Myers on 1.91 acres.  I currently have a site plan, rough drawings & have architects, contractors & planners working through this process.  We are ready finalize the plans & start permitting.  The plans / zoning allows for 7 duplexes without any variances from Lee County.  We have a full scope of work proposal with budget numbers put together & the team is ready to start.  We currently own the property & is being used as a mobile home park with a single family house.  I plan on demolishing & doing ground up construction, with common areas including garden beds, light workout area & gathering space .  The property will be rented out a mix of short, mid & long term rentals.  The proximity to hospitals , downtown fort myers & military presence makes it the ideal location.  Our long term exit strategy will be to eventually sell some of the units as the market recovers .  Each duplex is on its own plat (7 total).  We are looking for $3.6million which would take out the existing mortgage on the property of $535k.

 is there a specific reason you want duplex detached? there's a lot more economies of scale if you reduce the footprint and stack higher like a 3 story walk up. are you worried about the rezoning process? it might be a nominal fee for what you are talking about.

 Zoning - Its zoned for duplexes. I don't want to go through the re-zoning process.

Hi , I am looking for a lender to finance my project in Fort Myers, I have a 9 unit mobile home park on 1.91 acres 5 minutes from downtown Fort Myers, FL. I am in the process of converting the property into a new zoning designation to allow for single family & mobile homes. We will be building 9 sustainably built single family homes (877sq ft) in addition to the existing 1800 sq ft home & also bringing in 8x shipping container units for short term rentals.

The 9 homes will be sold to full time / part time residents who want to enjoy the amenities which include:

- Salt water swimming pool w/ Sauna / Cold plunge

- Community garden as well as permaculture throughout the property

- Roof top sun tanning decks

- Electric bike & other mobility rentals

- Retail store w/ local products

- Indoor/ Outdoor gym / yoga studio

- Rock Climbing wall

+++ many more
