On your mailers you could also try absentee owned with an equity filter.

That's an interesting idea, Brandy. We've been doing yellow letters and getting a response rate that is in the same ballpark.

The verbiage posted above is what we posted on our website back in 2006 for investor yellow letters. It sounds like other folks are using it now and still having some success with it. Though we still occasionally use that verbiage, we've been getting a better response with other approaches depending on the situation.
The verbiage that pulls the best will depend on a number of factors, such as your mailing list and what you are trying to achieve (a person with a primary objective of wholesaling will obviously use something different than someone looking for short sales). I'd recommend customizing your letter for better results.

Remember the KISS principle (keep it simple)? It definitely applies to yellow letters.
Yellow Letters get opened because they look like a letter from a relative, so when your prospect opens it you want your message to be short enough that they'll read the whole thing before they lose interest. At Yellow Letters Complete, we recommend people use just a few sentences to keep the message as concise as possible.
As far as expansion goes, I'd recommend you try a few different things to start and see which you are the most comfortable with, then build out from there. Short sales with Pre-NOD leads are a great way to start, and Absentee Owner leads are also a good way to get your feet wet.
