You're right. @Bryan L. Let me rephrase.

Offers accepted after negotiations. The point I was trying to make is make sure you can close. Expect all offers will end up under contract, with or without counter offers.

Lowball offers are ok, as long as you close every single time the offer is accepted. I hear people suggest that you offer on 10 to get 1. Which is fine. But what happens if all 10 get accepted? Are you ready to close on 10 units at the same time? Make offers as if they are going to be accepted.

If you don't close every single time, or at least 95% of the time, your offers will be meaningless and listing agents will brush them off.

From an agent standpoint, the contract you would sign basically says the Realtor is going to get paid if you buy a house in the next 6 months.

If I'm going to work for you, find leads, houses, deals, I want to make sure I'm paid. I won't get paid until you close on a deal. If for some stupid reason you cut me out and go straight to the listing agent, I did a good deal of work for nothing. Or if i show you the house and you use your brother, who happens to be licensed, I don't want to get cut out. @Darren Sager said it better here.

Now, before everyone jumps on me for not using a buyer's agent let me explain. The listing agent has a legal obligation to get the seller the highest price, period. They have absolutely no reason and its illegal to pass along any info from the seller to potential buyer.

The buyer's agent has a legal obligation to the the buyer the lowest price. Of course you want to work with a buyer's agent. Doesn't cost you anything and you have someone who has to legally fight for you. (There is more than just price, but for simplicity sake...)

@Curtis C. As a licensed Realtor you could collect the commission. Why would the listing agent get both sides? You would be acting as the buyer's agent and therefore would be entitled to the commission.

@Stephen S. A pocket listing is a listing that is not on the MLS. She may be holding them to sell to investors or retail buyers, with the pitch of "This house isn't on the market yet, but..." to draw a higher price and this agent would get both sides of the transaction, buyer and seller.

You haven't mentioned how long she has owned the houses, years? months? weeks? If it is shorter rather than longer I would agree that she may be waiting out a period of redemption. Or she may see a trend in the market and she is thinking the price will jump. You know, the gambling type of investing.

We can only guess what her exit strategy is. In the mean time, she is getting great tax benefits from the properties.

You can deny any applicant for any reason, as long as it is not a protected class. Denying for a bad reference is fine. Denying because he smells bad is fine. As long as the decision is not on a protected class.

@Mehran K. & @Jack Bobeck Yes. I will get a lot more 'free' marketing and brand recognition. But i still don't know what the training will consist of.

@John Moore I assumed that stuff would be covered in my 75 hour course. I was assuming that the company would help with branding myself. I was hoping things like building a website or sending direct mail or any number of things would be covered. It seems as though no big firms want to tell you exactly what it is they train on. After meeting with a few this past week i got very plain answers when i asked specif questions about their training.

Of course I'll be around here a lot.

That's great, congratulations. I've been here my whole life and I hope you enjoy it here. I noticed your a mom. I have a 4 year old son at home. He's my little buddy and the reason I want to invest for the future.
